In Georgia:
a corporation licensed as a salesperson can only have one licensee.
any person acting as a real estate licensee without a license shall be guilty of a misdemeanor.

Georgia Real Estate License Law applies to:
a real estate licensee employed on a full-time basis by the owner of the property for the purpose of leasing such property
an auctioneer, auctioning the sale of real property
a person conducting real estate activities such as holding open houses and prospecting
Georgia Real Estate License Law DOES NOT apply to:
the owner of a residential real property who plans to sell, rent or manage the property
an attorney in fact under a duly executed power of attorney to convey real estate from an owner or lessor
Broker License Requirements
Must be at least 21 years old
Be a resident of Georgia
Complete a Commission approved 60 instructional hours broker course
Must have been actively licensed at three years of the five years immediately right before taking the exam
Pass the real estate broker state examination
Salesperson License Requirements
Must be at least 18 years old
Be a resident of Georgia
Complete 75 hours of instruction in a course approved by the commission
Pass the real estate salesperson state examination
A salesperson's broker must receive the licensee's wall certificate of licensure before they can begin working
Activation and Renewal fees are due every 4 years
Community Association Manager License Requirements
Must be at least 18 years old
Complete 25 hours of an approved course of study
Pass the real estate community association management state examination.
